Balance Rock's 21 rooms and suites and 3 apartment-style luxury suites are tastefully outfitted in harmonious colors, handsome wall coverings, handcrafted furnishings, and all the creature comforts. All guest rooms have queen or king beds with Select Comfort Sleep number pillow topped mattresses with a hypoallergenic feather and down tic to sink into. As you slide between the luxurious 500 count linens, under your hypoallergenic down and feather comforter inside designer duvet covers, you will feel like you are sleeping on a cloud. You can adjust the firmness of the mattress on either side for your personal preferences. All rooms and suites have private bath, cable television with DVD player, direct-dial telephone and WIFI internet access; and ten accommodations also have working fireplaces. There is a full complimentary DVD library at the front desk with a list of movies offered in your guest services book. Select a room or suite with a private deck, balcony, whirlpool tub, dry sauna, or Euro showerhead for added pampering. All rooms and suites have individually controlled heat and air conditioning. Each of the three apartment-style luxury suites features a living and dining space, eat-in kitchen, private bath, private deck or porch, and ocean views. We'll be delighted to give you more details by phone and help you make the ideal room selection for your needs.

Your stay includes a full breakfast everyday served 8-10 am in our breakfast room, or perhaps you would like to enjoy this repast on the veranda bar deck overlooking that beautiful ocean view! This traditional "summer cottage" breakfast includes our homemade Acadia granola, fresh seasonal fruit, a varying hot entrees daily, fresh home-baked breakfast goodies, bagels, breads and juice, complemented by fresh brewed Starbucks coffee. Guest also enjoy complimentary onsite parking, Cocktail Hour in the Veranda Bar with assorted snacks and hors d'oeuvres from 5-7, heated inground Pool, small Fitness Room with exercise machinery, and airport and ferry livery services (with advance arrangements). We are a Non-Smoking facility. Smoking is permitted outdoors, on the private and semi-private decks and at the Veranda Bar deck.

Room 105 Ocean View Suite
This first floor mini suite is just off of the main lobby. With its king sized canopy bed, dark blue decor and chandelier, it is one of the most romantic and the most popular rooms we offer. When you are reclining in bed, to your right there is a sitting area with couch and chairs facing the fireplace. To your left there is a second sitting area with two winged backed chairs and large windows with a wonderful view of the ocean. This large room (21' by 17') has a private deck overlooking that superb ocean view, which you can step off and wander down our rolling lawns to the historic shore path for a leisurely stroll along the ocean while also enjoying a peek at other "summer cottages." Your private bathroom with hardwood floors has an oversized whirlpool tub/shower combination, necessaire, sink and dry sauna. This room can accommodate one port-a-bed and one extra person.

Room 106 Ocean View Room
This first floor room with a rose and beige decor is just off the main lobby. The king sized four poster bed faces double French doors that open up to your private deck with a fabulous view of the ocean! The room is 14' deep and 20' wide. There are two easy chairs for your added relaxation and a writing desk set under a window to enjoy the ocean view while you catch up on those postcards. The private bath with hardwood floors is a little smaller than in most of our rooms, but has a necessaire, sink, shower and a separate whirlpool tub under a beautiful oil painting of a romantic rose bouquet. Step from the bedroom off your private deck and wander down our rolling lawns to the historic shore path and take a leisurely stroll along the ocean while also enjoying a peek at other "summer cottages."

Room 107 Non-Oceanview Room
Step through the tall garden fence to the right of the Balance Rock Inn's main entrance and walk down the short gravel path to this smaller first floor room's private deck entrance. French doors open out from this 14' x 14' room, decorated with white wallpaper with pink tulips to accent the garden theme. There is a queen sized four poster carved pine bed and two easy chairs for your relaxation. The private bath with hardwood floors has necessaire, sink, shower and a separate whirlpool tub. Although this is non-oceanview room, you can step off of your private deck to relax in the two adirondack chairs, table and tiki touch, and enjoy a beautiful view of the ocean from your semi-private yard. Or perhaps you will find yourself wandering down our rolling lawns to take a leisurely stroll along the historic shore path.
Room 201 Non-Oceanview Room
This second floor non-oceanview room is sweet and romantic with pink and lilac lupines covering the white wallpaper. There is a large window on either side of the queen sized bed. The bed faces a beautiful working fireplace with a writing desk to one side. There are two inviting easy chairs to relax in after a day out in Acadia. The room is 14-1/2' deep by 17-1/2' wide. The private bath is complete with necessaire, sink, and a whirlpool tub/shower combination.

Room 202 Ocean View Room
This second floor room, with a beige and dusty blue decor, has a very partial view of the ocean (12' by 17'). If you are reclining on the queen sized bed to your right there is a couch against windows that look across your semi-private deck which has a solid railing and is shared and bordered by Room 203 at a partial view of the ocean. There are two easy chairs for additional seating. The private bath is smaller with necessaire, pedestal sink and shower.
Room 203 Ocean View Suite
This second floor one room suite is very romantic and largely popular with its hardwood floors and dark bayberry green decor (22' by 14'). The king sized bed lies parallel to the wall on your right side. There are several large windows that offer a lovely view of the ocean. A handsome writing desk sits beside the single French door that leads out to a large deck that is bordered and shared with Room 202. A wonderfully sheltered and sunny place to enjoy a great view of the ocean! When you are reclining in bed, to your left there is a large sitting area with couch and easy chairs in front of the working fireplace. The private bath features a twin vanity sink with a smaller window view of the ocean, a shower and a separate whirlpool tub. This room can accommodate one port-a-bed.
Room 204 Ocean View Room
This second floor room is in the very center of the main mansion and is light and bright with a floral wallpaper on a white background (16' by 16'). The king sized iron bed lies parallel to the large bay window and you can wake up looking out to a panoramic ocean view, one of the best views in the Inn. The overstuffed love seat and easy chairs create a wonderful sitting area against the bay window for your relaxation. The private bath includes a pedestal sink, necessaire and tub/shower combination.
Room 205 Ocean View Suite
This second floor master suite has a marble tiled foyer that leads into the living room (9' by 13') which is complete with two easy chairs and ottoman facing the working fireplace. The television and DVD in this case are in the living room which has a dark beige decor, a single antique leaded glass window, but no view of the ocean. There is a handsome rolltop desk positioned so that while working on those postcards you can look to your left and enjoy the fireplace, or to your right through the bedroom (12' by 17') at the ocean. Double doors open up to the bedroom with its king sized canopy bed facing multiple windows with a fabulous view of the ocean. There are two more chairs for your relaxation in the "boudoir." Your private bath is on the other side of the living room. It has hardwood floors, a pedestal sink, necessaire, a two-person whirlpool tub and shower combination, and a dry sauna. There is a large window in the bath for another wonderful view of the ocean. The living room can accommodate one port-a-bed.
Room 206 Ocean View Room
This second floor room is truly romantic with a dusty blue decor, floral wallpaper, and king sized canopy bed. (21' by 12' ) There are two easy chairs for your relaxation and a wonderful view of the ocean through windows and the double French doors that open up to the long private deck. The private bath, with its hardwood floors, has a pedestal sink, necessaire, shower and two levels up a 2-person whirlpool tub against a large window with a fabulous view of the ocean. Once you see this you will understand why this particular whirlpool tub was featured with candles and bubbles as true romance in "Brides and Grooms" magazine.
Room 207 Non-Oceanview Room
This petite (12' by 12') second floor room is perfectly suited for our guests who are out in the park most of their time with us. It is light and bright with a floral wallpaper against a white background. When you are reclining in the queen sized bed, to the left there is a single French door that leads out to the private deck. No view of the ocean from the room or the deck, but a great place to enjoy a cool summer breeze rustling the leaves of the huge maple trees overhead. There are two easy chairs to relax in and the private bath has a regular sized whirlpool tub and shower combination, pedestal sink and necessaire.
Room 303 Ocean View Suite
This L-shaped mini-suite on the third floor has a rich decor featuring a dark blue Ralph Lauren wallpaper. As you enter on your left the 13' long by 8' wide salon has a couch and chair facing the almost floor-to-ceiling windows looking out to the ocean. The ocean view is from center to right, and if you look directly left you will see the west wing of the Inn. There is a large secretary desk to write your post cards on while you enjoy the view and a single French door opens out to the walkway leading to the elevator for your convenience. The 12' by 12' bedroom has a queen sized bed facing a second sitting area with a single stuffed chair, table and lamp under a slanted skylight. You can enjoy a nice view of the ocean looking through that slanted skylight when standing, but it primarily functions to make the room lighter and brighter. The private bath with hardwood floors has a pedestal sink, necessaire, shower and a separate whirlpool tub under another slanted skylight.
Room 304 Ocean View Room
This third floor room is small (13' by 15'), but probably our most unique room. Featuring a rose decor, the queen size bed faces two original antique arched windows, with a wall between them with a slanted ceiling; each in an alcove created by one of the three dormers on the Inn's pool side. There is a wing-backed chair on the side of each alcove, creating a cozy seating area to relax and enjoy the view. The private bath has hardwood floors, pedestal sink, necessaire, shower and a dry sauna created in the third alcove, with a beautiful view of the ocean while you rejuvenate from all that hiking, biking and kayaking! The piece de resistance is the room's exclusive access to the Inn's Captain's Deck, with its two chairs and a small table. Just go up the Captain's ladder (a steep open staircase) to enjoy the 360-degree view of ocean and mountains, while you savor your first morning cup of Starbucks at sunrise or you sip a favorite libation while taking in a fabulous sunset! Our reservationist will tell you who amongst the rich and famous did just that....
Room 305 Ocean View Room
This small third floor room (10' by 12') is light and bright with two easy chairs. The queen sized brass bed faces a wall with windows that go almost from ceiling to floor. If you are sitting in the chair beside these windows looking to your left, you have a nice view of the ocean. But when you step through the single French door out onto your private deck, you have a truly breathtaking view of the ocean. There is a slanted skylight both in the bedroom and the bath through which you can see the ocean when standing and it keeps everything light and bright. The private bath has a regular whirlpool tub and shower combination, necessaire and pedestal sink.
Room 306 Ocean View Room
This small third floor room (11' by 12') is one of our most popular rooms because of the phenomenal view of the ocean! One step up upon entering the room reveals a sitting area with two easy chairs to your right. The queen sized bed lies parallel to a wall of windows nearly floor to ceiling high and a single French door that opens to your private deck running along the entire front of the room and beyond! Whether enjoyed from your bedroom or the deck, this grand view more than makes up for the size of this room. The private bath with hardwood floors has a pedestal sink, necessaire, shower, and whirlpool tub under a decorative window.
Carriage House Room 110 Non-Oceanview Room
This L-shaped ground floor room (20' by 13') with paprika decor is just to your right as you step into the foyer. It has a queen sized bed, two inviting easy chairs, a divinely grand writing desk and multiple windows. A single French door leads out to the private deck looking at trees and plantings. The private bath with bamboo floors has a necessaire, vanity sink area, whirlpool tub. There is also a separate marble tiled shower with multiple shower heads including rainfall, massage, and hand held - to indulge yourself after a day exploring Acadia National Park!
The Carriage House rooms are all on the first floor of the original carriage house which was built at the same time as the "summer cottage," circa 1903. It housed Mr. Maitland's horses, carriages, and some of his servants. In fact, there was a double tree-lined path leading down to the Mansion that allowed the house servants to enter and exit by the back staircase, so as not to be in view. Nowadays, the Carriage House features four guest rooms with the utmost privacy, keeping the same elegant decor as the Main Mansion. The Carriage House is about 50 yards up the drive and does not afford any views of the ocean, but has the ultimate feeling of privacy. Rooms 110, 111, and 114 share a large enclosed yard leading to a common foyer on the right, while room 112 offers the ultimate privacy set off by itself on the left of the carriage house.

A truly romantic room that has inspired several engagements and celebrated more than its share of anniversary celebrations. There is a raised deck with table, umbrellas and chairs in the private common courtyard outside the entrance to this room. Can accommodate a single cot with one extra person.
